At Split the Fee Realty, LLC, we aim to clarify any uncertainties you may have regarding our services and the rebate process. We understand that renting an apartment can be overwhelming, and we're here to provide the answers you need to make informed decisions. Read our FAQs to find answers to your questions.
A: Split the Fee Realty, LLC is a licensed Texas Real Estate Brokerage Firm specializing in apartment locating. We refer prospective Tenants to participating apartment complexes you lease from that will pay us a referral commission so we can then turn around and split our referral commission 50/50 with you, the Tenant.
A: Put our name down (Split the Fee Realty, LLC) as your apartment locator upon first contact with the apartment complex and on any guest card/lease application. Once the lease is signed, then fill out our Rebate Agreement and an IRS W-9 form (if required). As long as the ApartmentComplex Landlord recognizes our company and agrees to pay us a commission then we will split it with you 50/50 after we receive the commission. Period.
A: Yes. Provide us with your requirements for your apartment by filling out our online Tenant requirements. We will then send you a customized list of available apartments based upon your search criteria provided. Once you find your ideal apartment and your lease is signed, fill out our Rebate Agreement form and we’ll take it from there.
A: No. Some do and some don't. It is up to you, the future Tenant to make sure the complex pays a commission AND put "SPLIT THE FEE REALTY" down on the guest card and/or lease application upon first contact with the complex and on the actual Lease, if required.
A: Absolutely not. You are free to lease from any apartment complex you like. However if the Apartment Complex Landlord does not participate in referral commissions then obviously we won't be receiving a referral fee so there will be nothing to split with you.
A: Yes. Just follow the same procedure as above. However, please ask first if the complex pays a commission and mention "Split the Fee Realty" as your apartment locator who referred you to the complex. Also make sure to include out our name on the guest card and any other documentation required.
A: We understand the high cost of moving and strive to keep our operating costs as low as possible so we can generously split the commission with you, the Tenant 50/50. Our business model is unlike most apartment locators who may rebate up to $200 or pay for the movers. At Split the Fee Realty, we believe in rebating as much of our commission as possible.
A: Usually, it is 100% of one month of the effective rent. For example, if your market rent is $2,200.00 per month but the effective monthly rent is $2,000.00 (taking into account of all of the leasing specials and discounts) then the complex will pay us a commission of $2,000.00. So the rebate portion will be 50% or $1,000.00.
A: There are three ways to receive your payment:

A: There is no set amount of time. Typically the apartment complex Landlord will pay the commission within sixty (60) days after your move-in date. As soon as we receive the funds, we will send you your rebate.
A: If the rebate portion to you exceeds $599.00 then you will need to fill out a W-9 and return it to us before we can release your rebate portion. You will then receive a 1099 from us the following year for the income received.
A: Yes. By Texas law we are allowed to pay you a gift card, up to $50.00 in value.
